What our 25-point tune-up covers
A tune-up isn't a quick spray of oil and a wave goodbye. We go over the whole system, top to bottom, and adjust what's drifted out of spec so the door opens and closes the way it did when it was new. Here's the core of what we do on every visit.
By the time we're done, the door should be quieter, smoother, and safer — and you'll get a straight report on anything we spotted that's wearing out, with an honest estimate if it needs attention down the road.
- Proper lubrication We lube rollers, hinges, bearings, and the spring with real garage-door lubricant — not WD-40, which actually dries things out and makes doors louder over time.
- Balance test We disconnect the opener and lift the door by hand to check that the springs are carrying the weight properly. A door that won't hold its position is telling you the spring is going.
- Safety-reverse & photo-eye test We test the auto-reverse and the photo-eye sensors down by the floor so the door stops and backs off if something — or someone — is in the way.
- Tighten and inspect hardware Vibration loosens bolts and brackets over hundreds of cycles. We snug everything down and inspect rollers, cables, and springs for fraying, rust, and wear.
- Adjust travel and force We fine-tune the opener's travel limits and force settings so the door seats fully at the floor and doesn't slam or strain.
Why an annual tune-up is worth it
The number one reason people call us in a panic is a broken spring — the car's trapped in the garage and they're late for work. Most of those failures give warning signs weeks ahead: a door that feels heavy, jerks partway up, or sounds rougher than it used to. A tune-up is where we catch that stuff early, while it's a scheduled fix instead of an emergency.
Regular maintenance also just makes the door nicer to live with. Fresh lube and tight hardware kill the grinding and banging, and keeping everything aligned means the opener isn't straining itself into an early grave.
