Buying a Garage Door: The Checklist for East TN, SW VA and Western NC

We work across three states — East Tennessee, Southwest Virginia and Western North Carolina — and the buying decision is broadly the same everywhere with a couple of regional adjustments. Here is the whole list.

Measure first

• Opening width and height, at several points. Openings are rarely square.
• Headroom — top of opening to the lowest obstruction. Under about 12 inches means low-headroom hardware.
• Sideroom — clear space each side for the vertical track, typically 3¾ inches minimum, more for a jackshaft.
• Backroom — door height plus roughly 18 inches for a standard track.
• The vehicles, as they actually sit, including anything on the roof.

Specify the door

Construction. Single-skin steel is cheapest and least rigid. Two-layer adds insulation. Three-layer (steel-insulation-steel) is the most rigid and the warmest, and on exposed mountain sites the rigidity matters as much as the R-value.

Gauge. Lower number is thicker steel. It is the specification that most affects how the door holds up to dents and flex.

Insulation. Worth it on any attached garage, on any garage used as a shop, and anywhere at elevation. In our region, more of the year than people expect.

Style. Traditional raised panel, flush, or carriage-house. Carriage suits the historic housing in Abingdon and Jonesborough particularly well.

Windows. Light into an otherwise dark garage, at the cost of some insulation value and privacy. Frosted and obscured glazing options exist.

Hardware grade. Rollers, hinges and track are where cheap doors economise. Nylon rollers with sealed bearings are quieter and last longer than steel.

Regional adjustments

• Higher elevations — Watauga, Yancey, Smyth, Wise counties: prioritise insulation and rigidity, and consider struts on wide doors.
• Lake-adjacent — Douglas and Cherokee: humidity means hardware corrosion, so specify better rollers and plan on annual lubrication.
• Steep drives anywhere: the bottom seal is the part that fails, and it leads to a rusted bottom section.

Ask the installer

• Out-the-door price, itemised, in writing.
• Spring cycle rating — and whether high-cycle springs are an option.
• What is included: removal and disposal of the old door, new track, new hardware, opener reconnection.
• Labor warranty terms.
• Licence and insurance.
